Here’s how the fund works: Our experienced real estate team pinpoints properties with the highest potential. We purchase, renovate and manage apartment buildings across the country. The fund renovates the units to increase the cash flow. This immediately increases the building’s value as well as the rents.
Cash flow from rents is reinvested throughout the fund’s term to continue adding new properties and funding renovations. Since all properties are cash flowing, we wait and let the assets further appreciate so we can sell them at a maximum profit. When the market is right, we sell the assets and redistribute profits among investors.

We combine advanced modeling techniques with our years of experience to determine the underlying value of each property. This often enables us to see opportunities where others don’t. We apply both a top-down and bottom-up approach to evaluating every potential acquisition. The research-driven top-down approach utilizes advanced market and economic forecast models to identify markets in which to invest. This macro view is then followed by a thorough bottom-up approach that evaluates the property itself based on its condition and the local market situation. It relies heavily on local market expertise, broad-based contacts, and extensive “bricks and mortar experience.”
Whispering Oaks Apartments is in the suburb of Conroe, Houston,Tx. When Aspen acquired the property it was a neglected Class C property. We renovated all of the unit interiors with new appliances, light fixtures, plumbing fixtures, flooring and paint. We also performed many enhancements to the exterior to improve curb appeal. The property was a top three finalist for Houston Apartment Association’s “Property of the Year” in 2017.
The renovation and management improvements enhanced the property’s performance substantially after acquisition, boosting net income by 85% by the end of the first year. The enhanced performance allowed the property to achieve the fourth year’s projected income by the end of the second year.
acquired the former Walnut Grove Apartments in Austin, TX and completed a major rehabilitation of the interior and exterior of the buildings and landscaping. This complex consists of five buildings, all of which are two-story garden-style walk-ups. Within 12 months of acquisition, the entire property had been reconstructed and stabilized, with occupancy rising from 66% to 97%. We increased gross income 86% in the first two years, and brought Net Operating Income from negative to $160K in the first year.
Having exceeded all acquisition projections, liquidated the property less than two years after acquiring it, achieving a 42.5% net IRR to our investors.
Understanding Aspen Financial Managment historical Real estate returns
In 2019, Aspen Financial Managment produced a total net platform return of approximately 9.47%. But in many ways using a singular weighted average figure to represent the entirety of the platform’s performance oversimplifies the actual diverse experience of our investors on Aspen Financial Managment, as well as the fundamentals of how investing in real estate actually works.
At the end of 2019, Aspen Financial Managment had more than 37,000 active investors. Those investors ranged from having spent as little as one day on the platform to more than five years. Collectively, they invested in portfolios composed of as many as 16 different eREITs and eFunds, as well as many project dependent notes (the predecessor of the eREITs), with investment objectives ranging from generating consistent income, to maximizing long-term growth, to a balanced blend of each. As a result, nearly every one of our investors had a unique return for their Aspen Financial Managment portfolio based on their specific set of individual circumstances.
While 9.47% was the net overall platform return, only a few investors earned exactly 9.47% — most earned either a little more or a little less, and some earned a lot more or a lot less.
